Mais avant de se lancer dans l\u2019aventure, il est utile de prendre quelques pr\u00e9cautions pour ne pas avoir de mauvaises surprises ou commettre d\u2019impair\u2026 Prenez le temps, on vous explique tout\u00a0!<\/em><\/strong><\/p>\n<p><strong><em><u>Contrat commun ou individuel\u00a0? <\/u><\/em><\/strong><\/p>\n<p>Pour louer un logement en colocation, deux types de contrats sont envisageables\u00a0: le contrat commun ou le contrat individuel.<\/p>\n<p>Dans le premier cas, le bailleur est directement li\u00e9 \u00e0 l\u2019ensemble des colocataires du logement. Le contrat commun doit donc comporter les noms et signatures de toutes les personnes concern\u00e9es. Chaque personne conserve un exemplaire de ce contrat sign\u00e9.<br \/>\nPour prot\u00e9ger le propri\u00e9taire du risque de loyers impay\u00e9s, une \u00ab\u00a0clause de solidarit\u00e9\u00a0\u00bb est g\u00e9n\u00e9ralement pr\u00e9vue dans le bail commun. Cela signifie que chaque locataire est personnellement redevable de la totalit\u00e9 du loyer et des charges, et qu\u2019en cas d\u2019impay\u00e9 par un ou plusieurs des locataires, le propri\u00e9taire se r\u00e9serve le droit d\u2019imputer la somme due aux autres colocataires. Idem pour le d\u00e9p\u00f4t de garantie\u00a0!<\/p>\n<p>Dans le second cas, le bailleur a d\u00e9cid\u00e9 de louer chaque chambre s\u00e9par\u00e9ment. Il doit donc \u00e9tablir un contrat de location pour chaque occupant du logement. Dans ce cas de figure, la clause de solidarit\u00e9 n\u2019est pas envisageable car chaque colocataire paie sa part du loyer de mani\u00e8re individuelle, et se voit restituer sa caution, \u00e0 l\u2019instar d\u2019un locataire classique.<\/p>\n<p>&nbsp;<\/p>\n<p><strong><em><u>Le r\u00e8glement des loyers en colocation<\/u><\/em><\/strong><\/p>\n<p><strong>Si chez Immosens on accepte le paiement fractionn\u00e9<\/strong>, il est rare qu\u2019un propri\u00e9taire admette de recevoir son loyer en plusieurs fois. C\u2019est donc g\u00e9n\u00e9ralement aux colocataires de faire le n\u00e9cessaire pour r\u00e9gler le loyer au bailleur en une seule et m\u00eame fois\u00a0!<\/p>\n<p>Pour cela, plusieurs options s\u2019offrent \u00e0 eux, comme par exemple instaurer un syst\u00e8me de roulement entre colocataires afin que chaque mois une personne se charge de r\u00e9gler la totalit\u00e9 du loyer et puisse r\u00e9cup\u00e9rer la quote-part des autres occupants du logement\u00a0ou encore ouvrir un compte joint qui sera aliment\u00e9 chaque mois pour pouvoir envoyer un virement au propri\u00e9taire.<\/p>\n<p><strong><em><u>Et pour la vie au quotidien\u00a0?<\/u><\/em><\/strong><\/p>\n<p>Si la colocation comporte de nombreux avantages, elle peut aussi devenir une vraie gal\u00e8re si certaines r\u00e8gles \u00e9l\u00e9mentaires ne sont pas respect\u00e9es\u00a0: r\u00e9partissez \u00e9quitablement les t\u00e2ches m\u00e9nag\u00e8res, organisez-vous pour payer le loyer, conciliez les rythmes de vie de chacun, n\u2019attendez pas que des situations deviennent ing\u00e9rables, communiquez\u00a0!
